Access Statement for Kelpie Cottage.
 
Kelpie Cottage is a one bed roomed, spacious self-catering cottage. The building isfully compliant with the U.K. Building regulations. Kelpie cottages location is in the township of Waterstein approximately 2.5 miles from Glendale and 10 miles from Dunvegan.
 
Kelpie Cottage was completed in February 2009, formerly byre, stable and workshop we have converted the building into the beautiful cottage it is today. We are personally committed to the achievement of a very high level of accommodation, providing an excellent service to our guests.
 
 
We have designed the cottage to allow access for disabled people eg, ramp access to the building, wide doorways, accessible light switches and some sockets, which would aid some guests with restricted mobility and impairment. However there are some limitations, which must be highlighted which make Kelpie cottage unsuitable for those who are more severely restricted. We feel it is important to stress these limitations as it is not our intention to book anyone who may not enjoy their stay due to lack of certain amenities.
 
Pre Arrival

Our policy, where possible, is to respond to all enquiries within 12hrs of receipt of Email or phone message.
During the week leading up to the arrival of each guest we make a personal telephone call to discuss any last minute requirements, changes or to give any other information a guest may need about Kelpie Cottage or the local area.
 
How to get here.
 
By car; Waterstein is at the   most northwesterly point on Skye. A well-known landmark is Neist Point Lighthouse about 0.5 miles away. Please note if travelling to the south to Skye and using Sat-Nav directing you on the shortest route, it will take you to Mallaig on the mainland crossing by ferry to Armadale on Skye, you will need to book ahead for the ferry. This can be a lengthy mistake, if the ferry’s are not running or they are fully booked / it is a long time consuming drive back to Oban and around by Fort William, The other way is to travel to Kyle of Localsh and cross on the Skye Bridge which is now toll free. Once over the bridge you travel to Broadford on the A87 then on to Silgachan (17mls) Turn left at the Sligachan Hotel onto theA863 and head for Dunvegan staying on that road for 22mls.Aproaching Dunvegan take a left at Lonmore onto a single-track road signposted for Glendale. Take care on the single track watching out for sheep and lambs as the moors are not fenced and they will wander in front of you. Also use the passing places to allow oncoming vehicles to pass and also to allow faster traffic from behind to overtake. Please also note Dunvegan has the nearest petrol station. If you need to fill your tank, don’t turn left, carry on through the village, there are 2 petrol stations. Getting back to the left turn at the church, you pass the fire station on the left and Kenny’s garage on the right. Continue on this road B884 approx. 7 miles till you reach Glendale. Here you pass the com. Hall on the left, (toilets open) A post office / village shop on the left and an Strupag restaurant and shop with off licence on the right. These are our nearest shops. Continue through Glendale past the shops and follow the signs now for Waterstein and Neist Point Lighthouse. Up past Borrodale school continue on the road until you reach a post box, turn left up the steep bank, and then bear left again at the bus shelter, continue over the moor, beware of the blind summit, and on the left is a car park overlooking a loch, Welcome to Waterstein’’’
      Our cottage and house are at the bottom of the bank.    
There is no public transport, our nearest airport is Inverness, approx. 145 miles away. Car hire is available from there
.
Upon Arrival;
 
         There is ample car parking either at the side or in front of the cottage, we will be around to meet you between 4 & 5pm or at a previously arranged time. The drive is gravelled with a concrete ramp in front of the door.
         Upon arrival you will be provided with tea, coffee sugar and milk. The kitchen is well stocked with useful items such as cling film, foil, salt, pepper, spices, vinegar, stock cubes, hand soap, washing up liquid, washing powder, dishwasher tablets and various cleaning materials. We will also provide toilet paper & kitchen rolls. Please note if you would rather use your own products please remember the cottage is served by a septic tank and bio-gradable products must be used.
       The nearest shops are in Glendale, where you can buy newspapers, milk bread, and a general supply of useful items as well as a post office and off licence. There is also a cash machine.
       Telephone. There is no  telephone in the cottage, but any messages or in an emergency we don’t mind you using our telephone.
 
 Entrance to the cottage;
 
       We have only one entrance to the cottage, there are no steps either inside or out, a small ramp leads to the door outside. The entrance door is side hung, made from solid wood with our Kelpie (Waterhorse ) carved into the door. Minimum aperture width is 90cm.Inside the front door is the entrance hall measuring 155 cm wide by x 340 cm long. This floor is tiled. And heated by an oil filled wall mounted radiator, thermostaticaly controlled. There is ample coat hanging space and space for outdoor footwear. Also in the hall is a large press and small cupboard containing Hoover, cleaning equipment, emergency lighting and electric metre. All electric and heating is included in the rent. All rooms are heated with thermostat controlled radiators which allow you to control your own heat, however we would appreciate if you would turn heating down when it becomes too hot rather than opening windows and wasting electric. Inside the press are 3 recycling bags to use for paper, glass and tins and under the kitchen sink is a compost bin for scraps, peelings etc.when its full please leave it outside the cottage and we will empty it into our worm bin. We also have a blue bin outside to recycle plastics and cardboard. Opposite the entrance door is the bathroom, to the left is the bedroom and to the right the kitchen / lounge.
 
 Self-catering kitchen;
 
      The kitchen is open plan with the lounge. Sharing 2 windows with window seats and 2 velox windows in the roof. This makes it very light, airy and spacious. The kitchen has tiled walls and floor with a granite topped butchers block in the middle. With a height of 84 cm.this is not a fixed unit and can be moved if you require more space. Fully fitted wooden kitchen units comprise of 2 double, 2 single and 1 corner wall units. Height of wall units from the floor are 141 cm. Each unit has 3 shelves in them allowing plenty of room for the cream porcelain and stone wear crockery, and for all your own food. The base units (apart from a corner unit which has all the baking and cooking bowls as well as some of the electrical equipment in it,) house the machines. A fridge with separate freezer, 4 drawer unit for cutlery and towels, fan assisted oven with grill and hob, Belfast sink, 85 cm.high, slimline dishwasher and washing machine. Above the cooker is an extractor fan. The worktops are 89 cm from the floor. The kitchen is well lit with 4 spotlights in the ceiling and under unit lights beside the cooker. Spot lights are on a dimmer switch. A fire blanket and extinguisher are easy accessible min.space of 56 cm from the washing machine and 110 cm from the cooker are between the butchers block, this can be moved allowing a max. Space of 120 cm if extra space is required. (Pans & oven dishes are stored here.). To the side of the kitchen stands a wooden press with more crockery on, and in the drawers are tablemats as well as a collection of jigsaws and games stored in the bottom cupboards. A small collection of cookery books stand on the shelf above the window. Also provided in the kitchen are microwave oven, sandwich maker, toaster, kettle, electric whisk and blender, deep fat fryer and juicer; a well equipped kitchen for all your needs.
 
 
 Lounge;
 
    Open plan with the kitchen allows you to share all your time, The lounge is heated with wall mounted electric radiator as well as an electric ornamental coal effect fire enclosed in a beautiful wooden surround, with our Kelpies carved on either side. A two seater leather sofa and a wooden captains chair with arms are provided as well as a table and two chairs in front of a window to enable you to dine and enjoy the scenery at the same time. Colour T.V, DVD and Video recorder with a small supply of videos and DVDs are available for your use. A tall bookcase with a collection of books and maps for you to use are also supplied, (inc. walking books). A MPD, mini hi fi for CDs with radio and MPS connection is provided. The lounge also has a corner unit with wine rack. It is lit with hanging candle electric dimmer lights and standard floor reading lamp. The rooms are very light throughout the day both winter and summer with the 2 velox roof lights as well as the 2 wooden windows (these are also fire escapes) The floor is covered in a luxury wool carpet. With a fireside rug.
 
 
 
 Master bedroom.
 
    The bedroom has a king-sized bed measuring 200cm x 163 cm. made up for your arrival. The mattress is 55 cm from the floor. Luxury bedding is used with plenty of pillows and cusions. On either side of the bed are double sockets, reading lamps stand on either set of drawered tables and an extra light switch enabling you to switch off the ceiling lights are also at either side of the bed. All furniture throughout is made from solid wood, a large wardrobe, with plenty of hanging space and shoe rack also holds an ironing board, iron and clothes airer, a dressing table and mirror with a floor lamp beside it to give you extra light when needed, with a stool underneath. We also have a full-length cheval mirror measuring 104 cm, the unit stands 187 cm high. It like the dressing table has drawers underneath, giving you a lot of extra space. Suitcases can be stored on top of the wardrobe during your stay. Luxury wool carpets cover the floor with our own sheepskins on either side of the bed. Here on Skye we don’t have any light pollution, which is why we have fitted a velux window in the roof enabling you to lie in bed on a clear night and watch the stars, pure magic.
 
Bathroom and w.c.
 
      Access from the hallway, the bathroom door like all the other interior doors have a width of 80cm , the bathroom door is fitted with an interior bolt. This luxurious bathroom has fully tiled walls and non slip tiled floor with recessed glass shelves above the sink with shaving socket and light, and another set of shelves along side and also above the toilet, giving lots of space for your personal items, The height of the toilet is 43 cm from the floor .We have a separate shower cubicle measuring 72 cm x 72 cm with electric shower and shelves for soap, shampoo etc. The roll top bath measures 169 cm x 77 cm, and 63 cm high from the floor. With central mixer taps and hand held showerhead, along side is a small set of shelves for your shampoo’s etc. We have provided non-slip mats for both shower and bath if required. An ample supply of luxury white towels are also provided, and dressing gowns. The sink with separate hot and cold taps is 83 cm from the floor, the bathroom is lit with 2 separate lights one of which is above the shower and also an extractor fan switching on automatically with light switch. The room is heated by a heated towel rail as well as an electric fan wall heater. It also has a velox window in the ceiling making it a lovely bright room throughout the day.

This really is a beautifully furnished cottage.     Kelpie cottage shares the same ground as our own home here in Waterstein, although on the same ground neither house looks onto each other, and cannot be seen from each other’s windows. We share the same drive and you are very welcome to share all of the gardens, grounds and pond area. Garden seating and barb- b-que are all available for those beautiful summer nights. We have ample storage if you would like to bring bicycles etc. with you.
    We do run a working croft with a flock of 40 breading Suffolk and cheviot ewes. The sheep are wintered in an agricultural shed up behind the cottage from Nov. until Oct.they have their lambs in March or April. This year we start lambing on April 13th and anyone interested in being involved with the lambing we are offering 3 special weeks where you can come and stay in the cottage and be involved as much as you like with the lambs. Also sharing the shed are 6 rex rabbits, 4 white and 2 black, and our peacock Oscar. All very friendly safe pets, which you are welcome to visit in the shed anytime. And have hands on experience.
Waterstein is a very special area of outstanding beauty, not only is it the most westerly point in Scotland now we have the bridge, but it is home to some incredible wildlife. We are very lucky to have our own pair of golden eagles, sea otters, (this year mum has 2 cubs), foxes, (not so lucky) but beautiful creatures to see in the wild, a family of stoats, raising their family in and around our gardens, numerous garden birds, a pair of rare red throated divers, pelican falcons, hen harriers, hawks, great skewers and of course the basking sharks, minke whales, porpoises, and dolphins that come into the minch between June and October. If you enjoy wildlife you wont need get into your car all week, there’s so much to do right here on the doorstep.
